Accommodation Terms and Conditions or House Rules

We always welcome polite and respectful guests who know how to take care of each other and the property entrusted to them. The house rules of Truuta Holiday House (Gertrudenhof OÜ) are written to ensure we all understand the situations that may arise in the same way, and according to the descriptions provided, we can find clear solutions. We strongly recommend reading these terms before booking your accommodation to avoid any surprises or unexpected situations upon arrival.

Booking and Payment

Truuta Holiday House can be booked in various ways – we are available on both booking.com and airbnb platforms. Additionally, you can make a reservation through our website’s booking system and pay immediately via credit card.

Accommodation Prices

The accommodation prices (starting from) are listed on each accommodation type page. Prices include VAT. Truuta Holiday House reserves the right to change prices without prior notice and to apply dynamic pricing based on the dates and duration of stay. We also reserve the right to make private price agreements with clients upon mutual consent.

The accommodation prices include (depending on the type) clean bed linen, towels, cleaning products, kitchen utensils, and all utility costs within reasonable limits (water, electricity, sewage, waste collection, TV, Internet).

For the Witch’s Cottage, the price includes only the accommodation itself – a more detailed description and available amenities are listed on the accommodation type page.

The base price of accommodation does not include catering or additional services requiring extra resources (use of the yoga house, padel court, smoke sauna, mini spa, crystal bed, etc.) – these are available according to the price list or based on a separate agreement.

Access and Parking

Truuta Holiday House can be found on both Google Maps and Waze, which will help you reach us easily. The drive includes a part of gravel road. Cars can be conveniently parked at the parking lot next to the guesthouse, and if it fills up, we will certainly find another comfortable parking option on our property. We kindly ask that you do not park on the road or in front of the gate to ensure that the house staff and other guests can move around when needed.

Check-in and Check-out

Check-in is available on the arrival day from 15:00 at the earliest, and check-out must be completed by 12:00 on the departure day.

Bringing your own pet along

Bringing a well-behaved pet is allowed by a responsible owner, subject to prior agreement. In such cases, pets are allowed only on the ground floor of the Guesthouse and the Stable Loft area, with an additional fee of €25 per night. Safety

By booking any accommodation or service at Truuta Holiday House, you are also responsible for ensuring that you and all accompanying persons are sufficiently skilled and capable of using the facilities and items in the accommodation safely, and that you follow safety regulations and principles for safe use (fire safety, safe use of electrical appliances, etc.).

You are also responsible for ensuring that all guests comply with the obligations set forth in applicable law (you can review this at www.riigiteataja.ee).

If the use of any device or machine is unclear, we can guide you remotely or, if necessary, come on-site to demonstrate its safe and correct usage. Please call us at +372 505 11 03 for assistance.

The accommodation buildings are equipped with smoke detectors and accessible fire extinguishing equipment.

Opening and modifying devices in ways other than those intended for normal use is dangerous and prohibited. If something is not working or you are unsure how it works, please contact us immediately at +372 505 11 03. It is prohibited to attempt to modify or repair devices on your own.

The reasonable (responsible) use of inventory and equipment.

Just like in your own home, we trust that you will use the items and equipment in the accommodation responsibly during your stay. Therefore, we agree that we do not need to provide separate instructions for their use (kettle, electric stove, electric sauna heater). However, if any questions or uncertainties arise, we can address them verbally or by demonstration.

Additionally, we agree that there is no need to add separate warning signs to items whose properties may change due to weather or environmental conditions (e.g., a wooden terrace that becomes slippery in wet weather, the sauna stove becoming hot during use, etc.).

If you feel that you do not have enough experience or skills to use a particular item but decide to do so anyway, you voluntarily accept the risk and responsibility for any consequences. We are not responsible for any damage or injuries resulting from improper use of items (such as slipping on a wet terrace or touching a hot stove with bare hands).

Note! If the use of a device or inventory results in damage or breakage, the cost of repair or replacement must be compensated.

If a device breaks down and the damage was not caused by the guest, please inform us immediately – you are not responsible for it.

Emergency Situations

If you discover any malfunction or emergency situation (e.g., burst pipe, burning smell, power outage, etc.), please inform us immediately, 24/7, at +372 505 11 03 or, depending on the severity of the issue, call Emergency Services at 112.

If possible and within your abilities, please help minimize the damage – turn off the water, extinguish a small fire. If the emergency directly threatens the health of the guests, please exit the building and, depending on the situation, move to a safe distance.

If you have called the emergency services (112), please try to ensure easy access for their vehicles, and if necessary, move your own vehicles away.

Medical Assistance

All of our accommodation buildings are equipped with a first aid kit, which contains supplies for treating minor injuries. In case of a medical emergency, please call 112 immediately. The nearest ambulance station is located in Otepää. There is also a pharmacy in Otepää where you can purchase additional medical supplies and medications. Information about locations and opening hours can be found online.

Booking Changes and Cancellations

Sometimes we make plans, but life decides otherwise. Therefore, we strive to be flexible and accommodate changes to plans. We can do this only if it does not result in significant additional costs for us or cause inconvenience to other guests.

Booking Changes – We allow one free change of the booking time. This can be done up to 7 days before the stay, provided that the accommodation is available on the new desired dates. If the accommodation price is higher on the desired dates, the price difference must be paid. If the price is lower on the new selected dates, the price difference will not be refunded.

In case of a change request, we will immediately release the previous dates for other guests, and changes can no longer be reconsidered. Otherwise, we risk incurring additional costs from the accommodation being left empty.

Cancellations can be made with a 14-day notice. As we incur service fees on each transaction, a cancellation fee of €10 will apply – the remaining amount will be refunded.

In case of less than 14 days’ notice, we can offer a booking change, but cancellation with a refund is not possible.

If you have already changed the booking time once, cancellation with a refund is no longer possible. If you are unsure when you will be able to or wish to rebook your stay, we can resolve the situation by offering a gift card for the value of the accommodation, which can be used for our accommodation and services within 1 year.

If the booking was made outside the booking system, changes and cancellations will be handled based on a separate agreement. In such cases, we ask you to also consider the host’s perspective and the inconvenience caused by changes or cancellations, as well as the lost revenue and opportunities taken away from other guests – let’s be understanding and human .

The contract signer or the person responsible for the booking.

The person responsible for the booking and the individuals staying at the accommodation, i.e., the signatory of the accommodation agreement, is both the person who made the booking and the person whose payment method was used for the booking (in case this person is someone else).

Number of guests

The number of visitors in our various accommodation buildings varies. In typical cases, the capacity of our houses is as follows:

  • Guesthouse – up to 10 people.
  • Stable loft (shared accommodation) – up to 10 people.
  • Witch’s Cottage – up to 2 people

The person making the booking must be an adult. If the accommodation is booked for a camp for minors, there must be at least one responsible adult in each accommodation building (such as a camp leader or chaperone) who is responsible for the well-being and health of the minors, as well as for the responsible use of the inventory.

Responsibility for Guests

The person(s) who sign the accommodation agreement are responsible for themselves and all guests using our services or items. For example, if you allow a child to climb on the balcony railing, and they fall and sustain an injury, the person who signed the agreement must resolve the situation independently.

Responsible use

All items provided for guests during their stay must be kept and used with the principle of responsible ownership in mind. This means that after your departure, the equipment and inventory should be intact (except for reasonable wear and tear).

We assume that, unless you inform us otherwise upon arrival, all items are in working order and the accommodation is in suitable condition to welcome guests.

Smoking

Smoking of any kind (including hookah, electronic cigarettes, etc.) is prohibited indoors (including saunas, yoga house, standing shelter, etc.). Additionally, the use of strongly scented candles and aerosols is forbidden. Cigarette butts should be disposed of in the trash, and throwing them into nature is strictly prohibited.

The use of drugs is also prohibited.

Breaking or damaging items

After the guests have left, our cleaner will check the condition of the accommodation as well as the working order of the equipment. If we find any damaged or broken items (not working, broken, or the appearance does not meet the usual standard) or if an item is missing, we will investigate the cause of the situation. If an authorized person or company determines that the damage was caused by misuse or unauthorized removal, we kindly ask that the cost of repair or replacement be reimbursed.

Please inform us immediately if any damage or malfunction occurs, in order to minimize costs and inconvenience for both us and future guests.

Additional Services

We offer a variety of additional services along with the accommodation (and in some cases, also separately) that provide the opportunity to make your stay even more comfortable, relaxing, and enjoyable.

Yoga House

The use of the yoga house is by arrangement and available with accommodation – for example, when organizing a yoga retreat, the yoga house can be used if you are also staying with us. The price for using the yoga house is by agreement, and during the winter period, it includes heating costs to ensure the house is warm and ready for use.

Hobutalli Home Restaurant

Our home restaurant is open by prior reservation. The prerequisite for opening the restaurant is the number of guests, as we need to invite a chef separately for this. Our home restaurant menu is available on the truuta.ee website. With a sufficient number of guests, we can also offer catering. In other cases, our accommodation buildings are equipped with everything needed to prepare your own hot meals.

Oval Sauna

If you wish to use the Oval Sauna, please contact us in advance so we can heat it up for you. The price is agreed upon with the host.

Please note! The use of the sauna requires reasonable caution (it involves hot heating elements, a warm room, and hot water). Therefore, if you touch the hot parts of the stove and sustain an injury, it is your responsibility. Additionally, by using the sauna, you confirm that your health allows you to stay in a high-temperature environment.

Smoke Sauna

Our authentic and cozy smoke sauna by the lake is an experience in itself – for both the sauna-goer and the heater. The sauna is located about a kilometer from the accommodation, and heating it is an all-day endeavor. In cooler weather, the heating must begin the evening before. Therefore, the price for using the smoke sauna is 150 €.

Swimming in the pond and lake

The use of water bodies is at your own risk. When using the water, you are responsible for the safety of yourself and others. Please keep a close eye on children and avoid swimming while under the influence. There is no lifeguard near the water, and assistance may take several minutes to arrive.

Please enter the water calmly (not by jumping), as these are unfamiliar water bodies, and the hidden dangers and depth cannot be accurately assessed from the shore.

Minispa

The mini spa is located in the basement of the villa on the grounds of Truuta Holiday House. The use of the mini spa is by prior inquiry and agreement – we reserve the right to decide on the availability of the mini spa. If the mini spa cannot be used during your stay, we will inform you.

As with all accommodation buildings, responsible use is required in the mini spa. Organizing parties is prohibited, and we expect basic personal hygiene and cleanliness standards to be followed (e.g., showering before and after the sauna, and before using the pool, etc.).

Hiking Trails

We strive to maintain the hiking trails on the grounds of Truuta Holiday House within available means. The existing and passable hiking trails are free for all holiday house guests to use.

Teepee

The use of the shelter and its short-term use is also available for Truuta Holiday House guests. Please note! The shelter is not intended for overnight stays, and certainly not for unannounced overnight stays.
